- What does KLN Land Development do?
- KLN Land Development is a Florida land and site work company handling land clearing, excavation and grading, demolition, tree and brush removal, storm cleanup, hauling, and drainage work for residential and commercial properties.
- Where is KLN Land Development located?
- We're based in Citrus County, Florida and take projects throughout Florida. Citrus, Marion, Hernando, Sumter, Pasco, Lake and Alachua counties are our most regular working range.
- Do you charge for an estimate?
- No. Estimates are always free. Send the parcel details and what you need done, and we'll review the site before quoting anything.
- How fast will someone get back to me?
- Fast — usually within minutes during our hours, which are open daily, 8:00 am to 8:00 pm. Call 352-462-1090 if you need an answer right now.
- Do you do commercial work or only residential?
- Both. We handle single homesites and acreage for property owners, and we actively pursue larger commercial site work for contractors, developers and property managers.
- How much does land clearing cost in Florida?
- It depends on acreage, tree density, stump handling, debris disposal and site access — those five factors drive nearly all of the cost. We price it after reviewing the actual parcel, not from a per-acre guess.
- Do you haul the debris away?
- Yes. Hauling and debris removal is one of our scopes, and we confirm during the estimate whether material leaves the site, gets mulched in place, or is stacked for burning where that's permitted.
- Who pulls the permits?
- That depends on the jurisdiction and the scope. We confirm the permitting authority, the road owner and who's responsible for each permit before any work is scheduled.

Questions by scope
Land Clearing & Site Preparation
- How long does it take to clear a lot?
- A typical quarter-acre to one-acre homesite is usually a matter of days rather than weeks, but density, stumps, debris handling and wet ground all change that. We give a schedule with the estimate.
- Do you remove stumps too?
- Stump handling is priced as part of the scope. Grinding, full removal and leaving them in place are different jobs with different costs, so we confirm which one you need up front.
Excavation, Grading & Earthwork
- Can you build a house pad?
- Pad construction is part of our earthwork scope. We review the plans or the survey, confirm the finished elevation, and tell you what fill the site needs before quoting.
- Do you handle the fill dirt?
- Yes. Import, export and on-site cut-and-fill balance are all part of the estimate. Haul distance is usually the biggest cost variable.
Demolition & Concrete Removal
- Can you remove a concrete slab or driveway?
- Yes — slabs, driveways, pads and footers. We confirm what's under the concrete and where utilities run before breaking anything out.
- What happens to the debris?
- Concrete and demolition debris is loaded out and disposed of legally. Disposal is quoted as part of the job so there's no surprise line item.
Tree, Brush & Vegetation Removal
- Do you clear overgrown lots?
- Yes. Palmetto, brush, vines and overgrown fence lines are routine work. Heavily overgrown parcels often need a walk-through first so we can see what's actually under the growth.
Storm & Disaster Cleanup
- How fast can you respond after a storm?
- Call 352-462-1090. We answer during our open daily, 8:00 am to 8:00 pm hours and schedule storm cleanup as quickly as equipment and site access allow.
Hauling & Debris Removal
- Do you haul material in as well as out?
- Both. Fill, rock and aggregate delivery and debris load-out are the same scope from our side — the estimate covers material, haul distance and disposal.
Drainage, Culverts & Erosion Control
- My yard holds water. Can you fix it?
- Usually. Standing water is a grading and outfall problem — water has to have somewhere legal to go. We look at where it comes from, where it can drain, and what the county allows.
- Do you install driveway culverts?
- Yes. Culvert size and placement are typically dictated by the road owner or county right-of-way rules, so we confirm those requirements before installing.
